Who we are
Spacemade is a hospitality-led workspace operator. We partner with forward-thinking property owners to transform commercial real estate into vibrant, high-performing destinations.
Across London, Birmingham, Leeds and beyond, we design, brand and operate workspaces for businesses and individuals. Each location brings together flexible workspace, integrated amenities and hospitality shaped around the people who use it. We create value for both sides: meaningful, well-run places where people and businesses can flourish, and long-term value for the property owners who partner with us.
Coworking members, private office occupiers and enterprise suite occupiers can access the shared amenities, meeting rooms, lounges and hospitality-led front-of-house support available at their location. Facilities and services vary by location. Managed offices are self-contained, with amenities specified to meet each occupier’s requirements.
What we believe
We believe work gets better through meaningful connection. That starts with a workspace that works: a place where people can focus, collaborate and feel looked after. When people feel welcome, know who to turn to and have opportunities to connect, work can become more rewarding. A conversation can spark an idea. An introduction can open a door. A shared experience can help someone feel they belong.
We design and operate each Spacemade space to make those moments more likely. Our teams take care of the practical details, get to know the people in each building and create opportunities for members to connect with one another and with their neighbourhood. Our approach is tailored to each location because meaningful connection grows from understanding the people and place around it.
Our ambition is to facilitate 1,000,000 real-world human connections within our spaces by creating opportunities for people to meet, share ideas and build relationships at work.

Office workspace options
Spacemade offers three types of office workspace: private offices, enterprise suites and managed offices. Private offices and enterprise suites are flexible workspace products. Managed offices are tailored, largely self-contained workplaces.
These are different options, not stages a business automatically progresses through. All three are operated by Spacemade; the service model does not determine which product is the right fit. The right office depends on how the team works, which activities and amenities it wants within its own space, how much control it wants over the workplace and what space is available.
Desk ranges below describe Spacemade’s current portfolio. They are indicative, overlap intentionally and are not fixed eligibility thresholds. Headcount, peak attendance and desks required are different measures.
Private offices
Spacemade private offices give a team a dedicated, private base within a shared workspace. They suit businesses that primarily need desk space and are comfortable using the wider building for meetings, kitchens, lounges, breakout space and informal conversations. The building’s shared amenities and community are part of the value.
Private offices can suit collaborative as well as heads-down teams. The relevant question is whether the team is happy for supporting activities, such as meetings, lunch and catch-ups, to happen in shared areas.
All private office occupiers can access the shared amenities, meeting rooms, lounges and hospitality-led front-of-house support available at their location. Facilities vary by location.
Indicative portfolio size: private offices accommodate requirements from 1 to 54 desks, subject to the available space and location. This is a guide, not a fixed eligibility limit.
For details, visit Spacemade private offices. To discuss a requirement, use the office enquiry form or book a tour.
Enterprise suites
Spacemade enterprise suites give a team its own office plus selected private amenities, while retaining access to the wider building and its community. A suite typically provides space for desks, a private meeting room, phone booths, a tea point or kitchen, and informal breakout space. The exact configuration varies by location.
Enterprise suites suit teams that want more of their working day to happen within their own space: for example, holding meetings, taking lunch, making quick calls and having informal conversations without moving around the building. The team still values being part of a wider Spacemade building.
An enterprise suite is defined by the combination of a team office and private supporting amenities, not by size alone. A larger private office is not automatically an enterprise suite.
Indicative portfolio size: enterprise suites commonly accommodate requirements of around 20–42 desks. This is an indicative range, not a fixed threshold. The fit depends on the suite configuration, the team’s working pattern and the private amenities it needs.
For details, visit Spacemade enterprise suites. To discuss a requirement, use the office enquiry form or book a tour.
Managed offices
Spacemade managed offices are complete, dedicated workplaces designed, delivered and operated around a business’s requirements. They suit organisations that want greater control over the layout, identity and experience of their workplace, with dedicated amenities and settings shaped around how their teams work.
A managed office is largely self-contained, so the team relies less on the wider building for its everyday activities. The specification, delivery, commercial terms and timeline are agreed around the business’s requirements and the available space.
Indicative portfolio size: managed offices are typically considered for teams of 50 or more. Smaller requirements, including 35–40 desks, may be viable depending on the space, specification and commercial terms. The range overlaps with private offices and enterprise suites because fit is needs-led, not determined by desk count alone.
To discuss a managed office requirement, use the office enquiry form or book a tour.
How to choose between office types
- Private office: a private team base; supporting activities take place in shared areas of the building.
- Enterprise suite: a private team office with selected private amenities, such as a meeting room, phone booths, tea point or breakout area; the team also uses the wider building.
- Managed office: a largely self-contained workplace with a layout, identity and amenities tailored to the business.
When comparing options, consider the team’s attendance patterns, collaboration and informal interaction, need for private meeting space, kitchen or breakout facilities, workplace identity, and relationship with the wider building. Confirm peak attendance and desks required separately from total headcount. Availability, location, budget and term also affect which spaces are viable.
Coworking
Spacemade coworking provides access to shared workspace without taking a private office. It is for individuals and teams who want a professional place to work, with access to the shared amenities and hospitality available at their location.
Coworking membership options differ by how often a member wants to use the space and whether they need a regular desk:
- Coworking day pass: one-day access to coworking space for occasional use. Availability and access hours vary by location.
- 5-day membership: access for five days per month, generally from 9am to 5pm.
- 10-day membership: access for ten days per month, generally from 9am to 5pm.
- Unlimited membership: coworking access throughout the month, with 24/7 access at locations offering this membership.
- Dedicated desk: a permanent, individually assigned desk in a shared coworking area. Dedicated desk access is 24/7 at locations offering this membership.
Coworking products, access arrangements and membership terms vary by location. Some locations offer only selected options. Check availability, inclusions, access hours and pricing on the relevant location page or membership page.

Frequently asked questions
Is Spacemade a coworking company?
Spacemade offers coworking, as well as private offices, enterprise suites, managed offices, meeting rooms and event spaces.
What is the difference between a private office and an enterprise suite?
A private office gives a team a dedicated office and access to shared building amenities. An enterprise suite adds selected private amenities, such as a meeting room, phone booths, tea point or breakout area, so more of the team’s working day can happen within its own space. The configuration varies by location.
Is an enterprise suite just a larger private office?
No. Size can affect which spaces are viable, but an enterprise suite is distinguished by its private amenities and how the team uses the space, not by a fixed desk-count threshold.
What is the difference between an enterprise suite and a managed office?
An enterprise suite gives a team its own office and selected private amenities within a wider Spacemade building. A managed office is a largely self-contained workplace with more control over the layout, identity and facilities. The right fit depends on the team’s working requirements and the available space.
What is a managed office?
A managed office is a dedicated, largely self-contained workplace designed, delivered and operated around a business’s requirements.
Do all Spacemade locations offer the same facilities and memberships?
No. Facilities, services, coworking options, meeting rooms, event spaces and availability vary by location. Check the relevant location or product page for current details.
