The results combine attitudes and sentiment amongst commercial landlords, asset managers, developers and commercial agents to understand to what extent a ‘Flex Premium’ exists and what this means for the future of workspaces.

According to Spacemade’s research, the benefits of incorporating the ‘Flex Premium’ extends beyond just boosting rental income. The addition of amenities to a building can also lead to increased foot traffic, heightened appeal to potential tenants, and enhanced value for those who utilise them.

Higher Rental Returns from Buildings that Incorporate Flexible Space

Building owners have told us that they expect, and experience, higher rental returns from buildings that incorporate flexible space, when compared to assets without.

They suggest that the additional benefits and value that this brings to occupiers and employees means that all respondents said that incorporation of flex space brings value to employees with one in three saying it is a “very important” component of their asset.

Greater Rental Increase in Buildings that Incorporate Flex Space

The majority of agents surveyed indicated that they are seeing a greater rental increase in buildings that incorporate flex space compared to those that don’t. This echoes the sentiments of the building owner, who say that the ‘Flex Premium’ may well be between 5% and 15%.

According to the agents, the incorporation of flex space also leads to increased footfall in and around the buildings.

Having a flex offer is now considered integral to the wider amenity offer of certain buildings and estates.
